Home Staging is in some ways opposite from Interior Design. A well- staged home allows the house to shine rather than the furniture or accessories.  It’s important to include updated furnishings and lighting in staged homes, but they should not detract from the house itself. The goal of home staging is to highlight the unique beauty of a house while minimizing any flaws, so that it appeals to the broadest range of buyers.  You want your house to show beautifully on line and feel clean and welcoming in person.  Staging is not decorating a house to look pretty – it is about marketing it to sell!

The Cozy Nest specializes in staging houses that are currently occupied by people and their stuff.  We’ll help you with ideas, packing, cleaning, editing and shopping. Every house is unique, as are the homeowners and circumstances for moving.  We partner closely with realtors to recommend home improvements, edit furnishings, and arrange each room to look it’s best. Potential buyers should see past furniture placement and accessories, and envision themselves living there.  They should see the potential of a new space – of creating their own memories there.

The Home Staging Process:

A 2- hour tour of the property, inside and out. Expect to take notes. Tips and suggestions will be made with the intention to sell the property faster and at a larger profit.

A roadmap will be presented to the homeowner and realtor with suggested improvements and action items. The roadmap may include furniture edits, packing suggestions, closet organization tips, landscaping ideas and cleaning instructions. Depending on the available furnishings we may also present shopping suggestions to freshen up items such as pillows, linens and accessories. “Shopping” can also be done by the Cozy Nest.

Staging a property takes about 5 hours, depending on how many rooms there are, and the amount of editing/ styling that is needed. Once the house is “staged”, it is up to the homeowner to keep it in order as much as possible during any upcoming open houses or showings. While this can be difficult with children and pets, it is critical.
